Max Associates were commissioned to deliver a ‘Commercial Prospectus’ for investment in Trafford’s leisure facilities.
Summary of Project
Trafford Council developed a new Leisure Strategy which sets out its strategic ambitions for its leisure estate. Trafford Leisure (TL), the council-owned Community Interest Company operating its facilities (established on 1st October 2015), required a consultant to undertake an assessment of the options for the facilities and an appraisal of the investment needs and commercial viability of delivering these options for the Council. It commissioned Max Associates and Alliance Leisure Services (ALS) to deliver this ‘Commercial Prospectus’ for investment in Trafford’s leisure facilities.
Altogether four investment projects were developed, with a total facility investment of £14.3m for new and extended facilities as well as improved customer journey area. This is projected to generate a net revenue benefit of £1.4m in a mature year across the four centres.
In order to assess alternative non-traditional sport and physical activity opportunities for the centres, a full competition analysis for each centre was completed.
A summary of the review of current performance, demographics and competition, the Leisure Strategy outcomes, together with build constraints informed the development options for the centres. From this design options were considered and the preferred option layouts.
The new facilities within the portfolio include; specialist fitness facilities, adventure play, clip and climb, skate, spa and outdoor artificial pitches.
The report providing all our analysis and due diligence was well received by the senior management team and presented to the Trafford Leisure board and the Council to formally sign off the investments in October 2016.
